Easter Egg Hunt And Activities In Charlotte

As people in Charlotte are enjoying the summer weather a little early this year; there are many activities and egg hunts going on throughout Charlotte today (April 2 and tomorrow April 3) for the kids to enjoy. What better way to do an outdoor activity than enjoying the 80 + weather.

Today Charlotte hosts the annual Easter egg hunt in Freedom Park. Always a large event that attracts a lot of kids of all ages. The event is FREE. They have a variety of games and activities for the kids starting at 1:00p.m. and then the kids can join in the egg hunt starting at 2:30p.m.

A variety of other parks and recreation centers will also be holding easter egg hunts today and tomorrow. Some will require a small admission. You can visit the charlotte parks and recreation website for details on all the egg hunts going on in Charlotte today and tomorrow. There is 9 different ones happening throughout Charlotte. I hope everyone enjoys the beautiful weather we are having here in Charlotte right now. As someone pointed out to me yesterday looking at homes. This is such a beautiful place in spring with all the trees and flowers blooming.....

First Time Home Buying..I Have No Credit can I get Approved?

I primarily deal with first time home buyers in the Charlotte area. The question I often get "Can I get approved for a Mortgage with no credit?" Well the answer is yes. As more and more people are flocking out to take advantage of the tax credit for first time home buyers; that question seems to be looming more and more.

I have seen an influx of people trying to find a home under the tax credit deadline. With a month to go before you lose the tax credit; people are looking for homes. Some are just thinking and not sure. I hear a lot I have no credit history so I cannot get a mortgage right now until I establish some credit. Not necessarily. I work with a mortgage professional that can get people approved with no credit history in the Charlotte area. In fact, I have helped make home ownership available to over 10 families in the past year that had no credit history at all.

The banks are requiring a little more information from you in regards to information but the possibility of home ownership is still out there for people with no credit history. As banks have tightened credit standards from the mortgage fallout that has busted the housing bubble...there is a glimmer of hope for people with no credit history.

With less than thirty day to go to get under contract for a house now is the time you need to be seeing if you can get approved for a mortgage and how much you would qualify for.....going out there armed with a pre-approval letter from a mortgage professional carries a lot of weight in your negotiating power today.

So, if you have no credit and not sure you can get a mortgage rest assured there are programs out there that can help you.

I was out the other day with a buyer client of mine. We were looking in a particular neighborhoodbecasue of the schools she wanted to put her children in. I had sent her about fifteen homes that met her criteria she was looking for. She said she liked to look at them all. So, we broke it up into two days. The hosue she wanted to start at was the least expensive and from the photos looked like the one she said fit her criteria the best.

The house from the outside was as nice as the pictures and the location was perfect for her. I just started thinking in the back of my head; what is wrong with this house? It is priced about 15% less than the comparable homes in the neighborhood...Is it a motivated seller? Or are we missing something? Well as soon as we walked into the home the answer hit me like a pungent smell. The odor and smell in the home was so overwhelming my client had to leave without looking through the whole house. She could not breathe anymore in that home.

The seller has dogs....According to the lsiting agent (six) too many and that is why he is selling the house. The home smelled very strongly of the dogs. He had done nothing to mask the smell or get the smell out of the house. Eventhough, I had given 24 hour notice prior to showing the house it was overwhelming the moment we walked in the house.

The home was nice and positioned well price wise for the neighborhood for a quick sale...But if you cannot get over the smell as you walk into the house you will never get to see the features that make the house so charming. As was the case with my client.

The listing agent told me that has been a problem since she took the listing but did not know what to do about it. I suggested some nice scented candles might help as well as carpet freshener. I told her that my client put an offer in and agreed on a price on a home down the street for about 10% MORE than they were asking for the same house....

My advice is make sure that your home is not only clean for showings but that the scent and smell when you walk in are inviting and alluring.

Considering that Home...What About the Commute?

The other day I was out with a client when the conversation took a turn toward a question I had not given much thought to in the past. Most of my buyers are from the area or have already lived here a little while and know the general area they want to live.

This person had just moved here about a month ago. We were out looking at homes I had sent her in the area she had requested. Because it was the weekend; the traffic to and from the area was mild to moderate at best. But what about her daily commute to uptown Charlotte for work?

Living in the area and having worked in uptown Charlotte I explained to her the traffic congestion that goes on daily trying to get to certain areas of Charlotte during "rush hour". This is a question I never thought of asking her in the past. I had done my qualifying in regards to what she wanted and price range, schools, etc... but never considered the commute.

When I explained the typical commute to her she frowned. A consideration that is very important to her was getting to and from work in a reasonable amount of time. Part of why she said she chose where to look was the direct access to certain roads to get her to work and the distance to work.

I recommended she take the commute home via going to the house she is interested in putting an offer in on. I said this way you will get a first hand experience as to what you can expect on a daily basis going to and from work. Needless to say, the commute was substantially longer than she had anticipated.

A lot of times the distance traveled does not equate out to the time to travel. That is especially true in the Charlotte region. With growth being so high so fast, the state has not been able to keep up with the growth in terms of roads and widening of major thorough ways.

So, if you are considering a home in an area you have not lived in before try the commute to that home one night...it might make the difference betweeen buying that house and not.
