I read an interesting article on Kiplinger's website the other day. It ranked the top ten places for college graduates to move to or live after graduation. Charlotte, NC. made the list and is the only city in North Carolina to make the list. It speaks volumes to the diversification that Charlotte has in industry.
Charlotte has always been known for it's banking industry. With it beign the second largest banking capital in the country to New York it brings a lot of young professionals to Charlotte looking for a careeer in the banking industry. But Charlotte economic development has done a great job of diversyfing it's economic base.
In addition Charlotte has an international airport and easy access to other major cities in the south. Couple that with the great climate we enjoy here and the relatively low cost of living and the article said Charlotte is a win win situation for college graduates.
I could not agree more. Transplanted here six years ago from Connecticut; the diversified economy, cost of living and weather were the main factors that brought me and my family to Charlotte.

New Listing: 12165 Old Willow Road Charlotte, NC. 28269
This 2 story home with three bedrooms and two and half baths with almost 1700 square feet of living spce located in the Eastfield subdivison is priced to sell at $144,500. The home sits on the end of a cul-de-sac. As you drive up to this home you are instantly greeted by the beautiful front brick that adds elegance to the house.
The home owner has done a lot of work inside this house in the past year and it clearly shows. The house has been professionally painted throughout the interior. She had new carpeting installed in the upstairs and staircase. Put in new tile kitchen flooring and tile countertops with matching back splash. The whole house features brand new faux wood blinds and ceiling fans that convey with the house as well...
What i love about this house is the flow of the house. The great room/living room is spacious and open and the gas log fireplace accents the room very well. The formal dining room is large and spacious enough to entertain in as well. For those quiet days you can sit in the breakfeast area and enjoy the privacy that your back yard offers you through the large bay window.
Speaking of back yards; this home backs up to a wooded area of the subdivison. I love the added privacy this gives the home with the addition of the cul de sac. The back yard features an oversized deck so you can enjoy the privacy and watch the kids play on the wooden play set that conveys with the house.
After a long day you can enjoy the tranquility the master bedroom offers you. It is a very large room that can easily accomadate a king sized bed and dresser. The oen feature my wife loved about the house is that it has a walk in closet and an additional closet as well. This is an option you generally will not find in a home at this price. The master bath offers you a separate garden tub and glass enclosure shower stall as well with dual sinks.
The spare bedrooms are very good size and large enough to accomadate a growing family. Located on the opposite side of the master bedroom they are large and have enough room for you as your family grows. or you cna utilize one of the rooms as a home office as she did...With the quietness the neighborhood offers you will never have to worry about noise as you are working.
Eastfield subdivison is a nice large neighborhood located in the northern part of Charlotte. With it's close proximity to 85 and unviersity area and Concord it is a popular destiantion among families. This home is also located in the section of the subdivsion that is exempt from HOA dues... Come see why so many families have called Eastfield home over ther years....

Charlotte Area Home Prices Post Largest Increase Among Major Metro Areas
A couple of weeks ago the national association of Realtors posted an article talking about housing pirces for the major metropolitian areas. In there article they looked at the major metro areas that had the largest increases in home prices as well as the ones that had the lowest or depreciated in home prices.
The statistics showed that Charlotte north Carolina region had the largest gain in home prices for the first quarter as compared to the same period last year. That is a postivie sign in these economic times. With a 12.3% increase in median home prices the trend is showing the Charlotte area doing better than all the major metro areas over the same period.
This bodes well for home sellers looking to sell their home. Charlotte has done a very good job in the past year of attracting new bsuiness to the area. With major corporations moving this way it has helped create jobs and with those jobs comes people looking to buy homes.
With mortgage rates at historic lows and consumer confidence increasing Charlotte looks like it is recovering from the housing market faster than most areas.

Selling Your Charlotte Home Today...Pricing Is Critical
We all know the phrase that price sells anything. Well in this housing market that may be more true. Price is definitely a large factor in what people will look at and pay for a home. If your Charlotte home hs been on the market for any period of time and not sold there can be certain reasons as to why. Generally price is the number one reason.
A few things people tend to forget when pricing a home is what the market will pay for your home. This is definitely a market right now that favors the buyer. Will buyers in the Charlotte area pay what you want for your house?
Another factor that a lot of homeonwers do not look at is; will the house appraise for the amount of money I want for the house? If you price your home in a way that is higher than the comparable homes in the area becuase of staging and condition and get an offer on it; will it appraise?
During this springsummer season do you want to eliminate the amount of people looking at your home? if you are the highest price in the neighborhood your chances of getting someone to look at your home is greatly reduced and you will be helping your neighbors sell their house.
So many times recently I have seen nice homes in the Charlotte area sitting on the market. nothing wrong with the house or the condition of it...just over priced for the area or highest priced in the neighborhood. When you price a house make sure you see all the comparable homes that areboth on the market and look at the information on the ones that recently sold. This way you can see what the neighborhood is selling homes for and what buyers are willing to pay for homes.
