New Listing: 8112 Sapwood Court Matthews, NC. 28104

8112 Sapwood Court in Matthews, NC. 28104 is a two bedroom and two and half bath townhouse located in the desirable Park side community. This townhouse is being offered for only $99,900. Even though it is part of Matthews, NC. it is in the union county side of Matthews and the schools and taxes are reflected as Union county. This town home has great appeal. With a partial front brick look the curb appeal stands out instantly as soon as you drive up to it....Nestled in the back corner of the complex it brings added privacy to you as well. What I love about this townhouse is the spacious layout. Walking through it you get the feeling that the place is larger than it really is. The downstairs is adorned with gleaming hardwood floors in the kitchen, foyer and breakfast eating area. Definitely a huge plus to the home. I love how the eating area opens to the front of the house with large windows bringing in the warm beautiful sunlight first thing in the morning..... On the back side of the lower level is the great room. A large open room that has endless possibilities for it's use. I have seen families break it into two separate parts because of it's size. Adorned with a gas fireplace it adds to the warmth of the house and the cozy feeling yet gives you the space to entertain and enjoy the room. Going up the stairs you are instantly greeted by a little small landing area which makes for a great reading place...Also you will instantly notice the enormous size of the two bedrooms upstairs. The master bedroom is not only spacious enough to fit a king size bedroom set but the trey ceiling in the room adds to the luxury feeling you get inside this townhouse. Off the master bedroom is the master bathroom with a his and hers vanity and a tub shower combination. On the other side of the bathroom is the extremely large walk in closet... there is even enough space in the closet for him to put his clothes. (though you may want him to use the other so you can purchase more clothes). Across from the master bedroom is the second bedroom... This is as large as the master bedroom and the room can be utilizes in so many ways. with a large closet backing up to one wall it leaves the space open to the imagination. In the hall there is the second full bathroom which is designed for the spare bedrooms use. In essence you have a separate bathroom for each bedroom. if the space inside the townhouse does not sell the place for you...then step out on the beautiful private back patio..The current homeowner has planted beautiful flowers to adorn the area and it backs up to a wonderful open field and walking trails a few hundred yards from there. This townhouse is conveniently located off exit 52 off of I485. Only about two miles from the highway it offers easy access to commuters and is conveniently located to major shopping and stores.... Matthews, NC. Labor Day Weekend----MATTHEWS ALIVE

Looking for something fun to do this labor day weekend? Come to Matthews, NC. for the annual Matthews Alive festival held every year during Labor Day weekend. This year the event starts on Friday September 2, 2011 and ends on Monday September 5, 2011. This is a great fun filled family attraction.

In the seven years I have lived in Matthews, NC.; a year has not gone by that I have not visited Matthews Alive. Each day and night there are different bands and musicians playing on one of the three stages set up. There are carnival rides and games for the kids ( and kids at heart). Large arts and craft show, various food vendors and other family oriented events.

Do not miss the parade on Saturday morning. This is the LARGEST Labor Day parade in the Southeast ( who would think a small town like Matthews NC would be such a large attraction for labor Day?). It starts at 10:a.m. SHARP. Come see the various bands from area high schools, floats and organizations throughout Charlotte for this great event.

The part that attracts me most to go to Matthews Alive (besides the great fun and memories it brings) is that 100% of all the profits are given back to the local charities and organizations in the community....This is a fundraiser but not one for the town of Matthews...but one for the local charities in Matthews and the surrounding area that help out families...it makes it even more worthwhile knowing I not only get to have fun; but my money is going to worthy causes....

I hope to see you all there this weekend...I know you will not be disappointed.....

Charlotte, NC. Schools..How Do I Know If They Are Good?

Lately I have been asked numerous times through various websites and on the phone about the schools in Charlotte, NC. The question generally goes "I want this in a home and a good school for my kids".

Well as most people do not know as a Realtor we are bound by a code of ethics. One thing that we cannot do is steer soemone toward a particluar school or away from one....So where is the consumer suppossed to do if they cannot confide in their Realtor?

Over the years I have found various sites that provide information on the schools. Each site (listed below) offers a different perspective on schools. One is all about the numbers. How the students rate against other students in the school, district, and state. Others are more parent feedback oriented. Some mix a little of both together.

Is there a right or wrong school? Probably not. A lot depends on what you are looking for in a school (and having four children in the Charlotte Mecklenburg School system from elementary through High School ) and what your child gets out of it.......

I know from personal experience that some of my kids have done better than others....Basically because of the type of student they are.... But here is a list of a few websites that i found to be helpful when I moved to the Charlotte area. I pass these websites along to buyers when schools are important:

http://www.greatschools.org
http://www.ncreportcards.org
http://www.schooldigger.com/

These are all FREE websites that offer unbiased information on schools....if schools are important to you I advise reviewing all three sites. Though most times the information is the same sometimes you will get a different persepctive from one site verus another.
