Six Tips To help You Sell Your Charlotte Home This Spring

Most home sellers have waited to the holidays are over and now are contemplating putting their Charlotte area house on the market. And why not. But, what do you do to help enhance the chances of your home selling this spring? First, hire a Realtor that utilizes various social media outlets to advertise your house. More and more buyers are using social media and smart phones to shop for homes...You want to ensure the Realtor you hire in the Charlotte market is well versed in those areas and has a strong online presence. Second, make sure your Realtor takes lots and lots of photos of your house. As the old saying goes " a picture is worth a thousand words". Also, it helps especially now if they are using You Tube and doing videos on your house. Third, de clutter your house. Pack away anything you do not need out and take away furniture that you can live without. You want the home to show as spacious and open as possible. Also, it allows the buyer to better envision hoe their furniture will set up in the house. Fourth, Make sure your home is show ready all the time. You never know when a buyer may pull up and want to see your house while they are out viewing homes....By not having your home ready to show for that buyer can hinder your chances that the buyer for your house will walk away. Fifth, make sure your home is available for showings. I know for some people with pets and small children that it can be difficult at times. however; the more flexible you are the better your chances of having a buyer come see your home. Sixth, This is probably the most important. price your home right from day one. Everyday you let your home sit on the market for more than it is worth with hopes someone will pay it you are losing valuable market time and potential buyers...... In this competitive Charlotte, NC. market there are certain things you can do as a seller to help drive traffic to your house. There are things out of your control. Market Report: The Arts Distrcit/NoDa Charlotte, NC. December 2011

NoDa or also known as the Arts District is a suburb of uptown Charlotte. Conveniently located 2 miles from uptown it is home to art galleries and various southern cuisine restaurants. People love living here for the old world charm it still has. An old textile mill area of is a thriving area of Charlotte. Below is the market trends over the past three years for the area from December 1st to November 30th. 3 years ago there were 45 homes that sold for an average sale price of $234,926 They were on the market for an average of 76 days. 2 years ago there was 22 homes that sold for an average of $230,668. They were on the market for an average of 160 days. Last year there was 31 homes that sold for an average of $196,798 They were on the market for an average of 118 days. Currently there are 18 homes actively on the market for an average asking price of $224,797. They have been on the market for an average of 231 days. There are also 7 homes under contract. These homes have not closed yet. They have an average asking price of $206,129 and were on the market for an average of 183 days. Based on the current market conditions inventory levels are leveling off in this area. A six month supply of inventory is considered to be a blanced market.
