New Listing: 6705 Easton Place Charlotte, NC. 28212

This charming 3 bedroom all brick ranch home is being offered for only $110,000. Located on a cul-de -sac lot this home features almost a half-acre lot. The stunning curb appeal as you pull up to his home is just one of the charming features that lured my seller to the house when she purchased it. Upon entering the home you are instantly greeted by the gorgeous original refinished hardwood floors that adorn the home. Like the old adage goes they do not make them like that anymore. That is the case with these floors. Better than new in quality and look and craftsmanship they have withstood the test of time and still look brand new. The living room is a nice open area with a large window overlooking the picturesque cul-de sac. The large trees in the front help to provide some shade from the sun but not enough to darken the house. Giving you the benefit of both natural light, and not the heat that reflects from it. Walking through the living room you enter the kitchen/dining area. This is by and far one of the largest areas of the house. the kitchen is a open area making it ideal for that couple that likes to cook together to work in there without feeling like they are tripping over one another. And the dining area features a beautiful bay window that over looks the serene back yard and on a good day you can be lucky enough to see the resident eagle perched atop the bird bath. The kitchen comes fully applianced and all the appliances remain with the house. In addition the seller had tile flooring put in a couple of years ago as well adding to the beauty of the area. There is a beautiful sunroom off the kitchen that is more of a three season porch (no heat). this is also tiled and makes for a great escape on those spring and summer evenings when you just want a place to relax and enjoy a glass of wine while admiring the beauty of the flowering trees and bushes. down the hall from the living room is the master bedroom which is large enough to handle a king sized bed (yes I said a king sized bed). it has it's own private half bath as well as well as a large closet area. There are two good sized spare bedrooms on the other side of the hall facing the front of the house. Like the master bedroom they are all with the original refinished hardwood floors in them. They both have more than adequate space for full size beds and space to spare.... Going out the back you can enjoy the landscaped yard with the trees giving you some privacy and nice decoration for your yard. In addition the house has a newer roof (2010) and a vapor barrier in the crawl space (2011). All in all this is a great home in a nice location convenient to everything. Does It Matter Why A Seller Is Selling Their House?

With the spring housing market comes also the spring sellers out. And a popular question today is why is the seller selling their house? This question has always fascinated me and I am always shocked that a listing agent will tell me why their seller is selling a home. Let's be fair; does it really matter why the seller is selling the home? Their is a property disclosure statement that the seller fills out and signs detailing if there is anything they know to be wrong with the house...So outside of wanting to know for reasons of negotiating; why would I tell anyone why my seller is leaving or moving. When I have a buyer that is motivated to purchase a house; I call the listing agent first. I see what type of motivation the seller has to move the house and get it sold. I will ask why they are selling the house. This is all ammunition I use for my buyers when we are getting ready to present an offer on the house. Knowing the motive behind the seller’s reason for selling the house and informing your buyer of such reason can only help you out in the negotiation process. I have negotiated and closed more transactions because of this tactic. If I know the seller has to move because of a job, divorce or a variety of other reasons I will offer a substantially low price on the house to see what type of response I get back. Because a motivated seller will not let me walk away from the house without trying to give me everything they can afford to; THEY HAVE TO SELL... A seller who is downsizing; but in no hurry to sell will hurt me in negotiations because they do not care. If they get what they want for the house they will sell. If they do not they will stay in the house until it sells at their price. So, does your Realtor tell prospective buyers or Buyer’s agents the reason for your move? This could be hurting you in negotiating your sale on the house. We are not required to disclose that information…Yet they all give the reason as to why….. FHA Tightens Credit Standards For Home Buyers

There have been a lot of speculation and news reports saying that lenders are easing their credit standards slightly to help home buyers get into a house. While on the surface that may sound great; FHA announced a tightening of a certain standard that has not been invoked in years that can make it more difficult for FHA buyers to obtain a mortgage if they have delinquent accounts with a balance of more than $1000.00 on it. The standard use to be up to the individual lender discretion; but most lenders did not bother if the account was greater than 2 years old or the buyer had a hardship or legitimate explanation for why they were disputing the charges or the charge off or if the balances were minimal.. if the rest of the credit warranted an approval they would still get the loan. Now, the new changes make it very difficult for lenders to do that. They now need to document the approval and the reason as to why. The new rule requires borrowers with loans in collection that add up to at least $1,000 to either pay off the debt, prove they're making payments on the disputed loans or explain why the disputed loan is somehow wrong -- and document their case -- before they can close on a FHA loan. Lenders that are underwriting the FHA loans will get final say on whether the loans go through. If the borrower's explanation of an outstanding debt and supporting documentation satisfy the bank, it can decide to issue the loan --but they run the risk of FHA rejecting it. lenders are going to side on the side of caution when it comes down to it because they do not want to be on the hook for the mortgage with 3.5% down if FHA rejects it. Now, more than ever; you need to look at your credit report and see if there are any old medical charges or charge offs on your account form years ago and work on getting them settled. Because even something as old as 5 to 6 years can hold you up from getting an FHA mortgage now. Dave diCecco Realtor/Broker www.davedicecco.com
