The University area of Charlotte is the area around the University of North Carolina Charlotte. Located in the northeastern end of Charlotte. A popular destination for young professionals and families. The area encompasses from Interstate 85 south to rocky river road and west to W.T. Harris Blvd and east to Cabarrus county line. All the homes in that area are within a five to ten minute ride of the University.

Last year there were 310 homes that sold for an average of $153,978. They were on the market for an average of 109 days.
Currently there are 233 homes available on the market right now and another 85 homes that are under contract pending to close.
In a stable housing market a six month supply of homes keeps the market balanced. more than that and you are in a buyer's market and less than that you are in a sellers market. based on the last 3 years the market is favoring the buyer but the number is decreasing.

Conveniently or also known as the Arts District is a suburb of uptown Charlotte. Conveniently located 2 miles from uptown it is home to art galleries and various southern cuisine restaurants. People love living here for the old world charm it still has. An old textile mill area of is a thriving area of Charlotte. below is the market trends over the past three years for the area from July 1st to June 30th.
Three years ago there was 43 homes that sold for an average sale price of $246,806. They were on the market for an average of 67 days.
Two years ago there were 35 homes that sold for an average sale price of $236,040. They were on the market for an average of 126 days.
last year there was 24 homes that sold for an average of $195,027. they were on the market for an average of 114 days.
Currently there are 31 homes actively on the market right now with an average asking price of $244,810. they have been on the market for an average of 150 days. there are also 8 homes under contract pending to close. they have an average asking price of $220,000. they were on the market for an average of 105 days.
Based on the current inventory of homes with what has sold the Arts District (or more commonly referred to as NoDa) has approximately one year of inventory of homes. A balanced market is six months of inventory so the current inventory favors buyers....
