It shows form the time you pull up to the house that the builder took a lot of pride in building this house and the work and craftsmanship that went into the construction of this craftsman style two story home. But it is when you enter this home that you truly appreciate the work that went into building this home. hardwood floors greet you as you enter the two story foyer of the house and follow you through the lower level with the exception of the kitchen area; which has tile flooring.
The layout of the house gives you a feeling of a larger space in the home. Going through the foyer area and past the half bath you open into the living room/great room of the house. A nice wide open room with three good sized windows along the back part of the house to bring in warm beautiful sunlight. Then there is the vent less gas log fireplace with the custom built mantle and the tile surround of the fireplace.
This room was designed as the focal point for the lower level and the builder did a great job of ensuring it would be homeowner friendly. The whole downstairs is wired for surround sound and hooked up through a cabinet in the kitchen area. he designed a half cabinet area that has multiple functions from running the wire for the surround sound through there to hiding the devices for the TV; or it can be used as a storage area for games for the kids to a bar area....The possibilities are endless and depending on your needs your choices are the same...
But what makes the living room/great room space well used is the openness to the foyer area and the half wall that breaks up the kitchen to allow you to be entertaining and cooking at the same time or watching the kids play as you make dinner in the spacious open kitchen.
The kitchen showed the builder taking into account the little things when building this house. There is ample amount of cabinet space through the kitchen and he put in 42 inch cabinets with the molding trim around them. He also installed under cabinet lighting making the use of the counter space even more functional. The stone backsplash is beautiful and adds a lot of nice character to the house.
But the one item I loved about the kitchen was the moveable island. It is not secured into the floor so it can be moved around or taken out depending on your needs... By having that option it gives you the possibility of expanding the eating area of the kitchen for large family gatherings or leaving it there to use as a buffet or for everyday use....He also built in a nice computer desk area; great place for your laptop so you can work in the kitchen or have the children do homework while you are preparing dinner...
But some of the little things I noticed was the storage closet next to the two car garage entrance into the house. A great place to have it. You can hang your coats or put your shoes in there and be out of the way without tracking through the house to get to the closet by the front door (where most are located). or it could be the ceiling fans in all of the rooms of the house to help with the energy efficiency of the house.
Another nice touch the builder did throughout the house is all the windows are all cased. This means they have trim work around each of the windows. in this price point you rarely, if ever, find that kind of detail in windows. These little items help make the house stand out and differentiate it from other homes in the area.
Venture upstairs and you are even more impressed. The master bedroom is very spacious. The current homeowners have a king sized bed in there and there is plenty of pace to move around and you do not feel cramped or have anywhere to move around. In fact; they have two nightstands and a dresser and couple of other pieces and it still gave the feeling that you could have more items in the room. The master features a double trey ceiling and a lovely walk in closet.
Off the master bedroom is the master bathroom with a dual vanity sink. But what impressed me about the master bathroom was the vanity sink was not the standard height. It was higher. The standard height is designed more for children to reach without getting on their tiptoes or using a stool...But as adults we tend to have to slouch over to use the sink. This is about waist height and shows how the builder was not only thinking but the care he put into the house construction. There is also a separate shower and a garden tub with Jacuzzi jets in it.. great place to spend an evening soaking or enjoying the whirlpool effect of the jets on your body after a hard day at work...
The way he designed the upstairs the master bedroom is isolated slightly from the rest of the bedrooms by the laundry room which is located upstairs between the master and one of the spare bedrooms. Its location is great. You cannot go downstairs without passing it from any of the bedrooms and considering that is the area we all sleep and shower it makes it convenient to get the clothes to the washer and dryer....
The spare bedrooms are all very good sized. Two of the three bedrooms are large enough to have a full or queen size bed in them and still have ample space to move around in there. One of the spare bedrooms features a trey ceiling as well. Down the hall toward the front of the house is the second full bathroom located conveniently between the bedrooms. It is a nice full bath with a tub shower combination.
The fourth bedroom is designed more of an office/play area. it is located over the garage. It does have a nice sized closet but the space is the smallest of the three spare bedrooms. Currently the homeowners are using it as a home office...
Go out the back of the house and you have a wonderful wrap around porch that goes around the left side of the house. Great place for entertaining or watching the kids play in the open back yard. The location of this house on the lot is great. The home sits next to an empty wooded lot that cannot be built on because it did not perk for home construction. Sitting behind you is a tree lined wooded area that opens to a farmers field which is landlocked in so you cannot get built on behind you either. So in essence you have only one neighbor to the right of you.
The location of this house makes it convent to get to 485 or independence Blvd. It is close to shopping and stores but yet the feeling is you are out in the country. Located in the Charlotte Mecklenburg School system at the time of this writing the house is slated for Bain Elementary School, Mint Hill Middle School and Butler High School. All good schools with good to great ratings....

Does Curb Appeal Help Sell A Charlotte, NC. Area home?
The real estate market seems to be taking an upwards turn. All the information out there are showing that houses are trending in an upwards direction. Does that mean a seller can neglect certain things and still sell their home for what they want? Or is it going to hinder the seller from selling the house?
There is a phrase that a picture is worth a thousand words. In Real Estate that is truer than most industries. With the internet and so many choices out there people are looking quickly at photos and moving on or clicking for additional information. Having the right curb appeal and reflecting it in your pictures of the property can go a long way to get people to view your house.....
Also, when they pull up to a house and get ready to look at the curb appeal of the house can either get them excited to look at a house or start you on an upwards climb to winning them back when they walk into the house. In this housing market trying to win someone back usually comes down to costing you money.....
I know I have pulled up to homes with buyers or to go on a listing presentation and I get an instant first impression of the home and what I expect inside based on what I have seen on the outside of the house. There is an expression that first impressions are lasting ones. A negative mental image before I walk into a house can and does have a negative implication on a buyer before they enter a house...Just as a positive feeling of a house on the outside has great impact on a buyer when they enter a house.
Making sure your home has great curb appeal is key to helping you get your home sold quickly and for more money. A home with nice curb appeal will draw more buyers inside of it to view it than one without the curb appeal. I have had buyers when we pulled up to a house cancel a showing based on the exterior of the house because they felt if it looked like that on the outside the inside could not be in great shape either....
if your home is on the market or you are thinking of putting it on the market stand out in front of your home and see what you can do to help spruce up the curb appeal of the house. Fresh cut grass and some mulch and colorful flowers can go a long way to eye appeal on a house as a fresh coat of paint on the trim or the outside of a house....
The housing market is showing signs of improving....but buyers are still wanting certain things and the exterior appearance of a house is critical in getting a buyer to look inside of a house.
