Looking For A Realtor? Personality Is Important

Homebuyers are out looking for homes. A recent article I read (sorry forgot which publication it was) stated that of the 90% of people who begin their search for a home online over half do not have a Realtor or know one. That means about 45% of the people looking to buy a home do not know or have any experience with a specific Realtor in the area they are looking. So how do they decide among the thousands of us in any one metro area? What questions should they ask? Should they interview multiple agents? Should they sign anything? Where do they start and how do they know if the agent they hire is the right one for them? All questions I remember asking myself when I was looking for my home in Charlotte when I moved here. What do you look for in a Realtor?

First, you want a Realtor that you feel comfortable with. One that your and their personality will mesh and get along. You are going to be out looking at the largest investment you ever make in your life with this person. Don't you want to make sure that you and their personalities are ones that work well together. Some Realtors do not blend well with some buyers. We are all unique and not everyone is a perfect match for one another. With all the choices you have out there; choose one that fits your personality.

You are going to be divulging personal information to your Realtor. How much you can afford, down payment and credit. Make sure you are 100% comfortable with that Realtor before you take those steps with them. It is the largest investment you will make....It is like a saying someone told me when I first got into sales. "We are like a pair of shoes. They are going to try you on. If they like you they are going to buy you'.

Crestdale Crossing Matthews, NC. Market Trends August 2010

Crestdale Crossing in Matthews North Carolina has seem to been isolated from the market recession over the past couple years. The neighborhood is stable.

Currently there is 3 on the market right now for an average asking price of $123,600. There is one home pending right now.

This year there has been 4 homes that have sold so far for an average sale price of $127,000. The average days on the market for these homes is 52 days.

In 2009 there was 6 homes that sold for an average sale price of $121,625. They were on the market for an average of 63 days.

In 2008 there were 3 homes that sold for an average of $109,333. They were on the market for an average of 13 days.

Based on the average of homes sold over the past two years and what ahs sold thsi year the inventory seems to be about right. in an perfect environment that does nto favor the seller or buyer you would want 6 months of inventory on the market. Crestdale Crossing seems to be holding steady with that right now.

Brightmoor Subdivison-Matthews, NC. Market trends August 2010

With the tax credit over and most of the deals closed out we have a better idea of the market trends right now. Brightmoor subdivison in Matthews, NC. has seen the trends of market pricing change with the economy:

Currently there are 16 homes currently active on the market in Brightmoor. The average asking price is $212,156. there are 2 homes pending to be closed.

In 2010 there have been 5 homes sold for an average sale price of $179,800. They have been on the market for an average of 135 days.

In 2009 13 homes sold for an average sale price of $193,654. They averaged 77 days on the market.

In 2008 16 homes sold with an average sale price of $221,534. They averaged 39 days on the market.

As you can see the trends are on a downward cycle and the average days on the market on an upward cycle. these numbers are indicating of a buyer's market right now. Based on the amount of homes that sold and average out the last two years you still have over a year supply on the market right now. An ideal situation si a six month supply. Anything less than that favors the seller and more than that favors the buyer. By how much is determined by how far from the six months the number is.
