Yesterday marked the first day of school for the public schools in Charlotte,NC. For me as a parent I find it the greatest day of the year. The kids are out of the house and it makes for some quiet and peaceful time for me and my wife.
As with most first day's at school I received all the different forms from my four school age chldren that had to be signed and returned to school....In addiiton two of my children received homework on the first day. They were stunned...(dad was pleased). As I signed papers and monitored homework for the first night of school...I thought to myself I am always in school in some fashion.
Being a Real Estate agent in Charlotte North Carolina I am always studying and learning. I think back to my days at school and the amount of homework I had and remeber having the same reaction my children have (noone liked homework in school). Yet, as we live everyday of our lives and pursue careers and try to be the best at what we do...we are constantly learning new things and with the learning of new things comes homework.
Maybe not the same type of homework our kids get; but homework none the less. I am always looking at how technology is changing and how it affects my business. How do I incorporate that into my everyday work.
I am constantly looking at and doing market anaylsis to see how the neighborhoods are shifting in terms of price either up or down to keep my sellers abreast of the changes so they can make educated descisions on the price of their homes.....
I am searching out on a daily basis for homes for buyers looking for the best value for the money out there for them and honing on my negotiating skills to make sure I am representing them to the best of my abilities.
In addition, I am continuing my Real Estate education through classes and certifications to present myself as the best Realtor I can be for both my sellers and buyers.....
So, this week may be the first day of school for our children....but does school really ever end for us if we want to be the best at whatever it is we do?.....

Market Report: NoDa/The Arts District Charlotte, NC. August 2011
Conveniently or also known as the Arts District is a suburb of uptown Charlotte. Conveniently located 2 miles from uptown it is home to art galleries and various southern cuisine restaurants. People love living here for the old world charm it still has. An old textile mill area of is a thriving area of Charlotte. below is the market trends over the past three years for the area from August 1st to July 31st.
3 years ago there were 42 homes that sold for an average sale price of $239,738 and they were on the market for an average of 60 days.
2 years ago there was 31 homes that sold for an average sale price of $236,593. They were on the market for an average of 136 days.
Last year there were 26 homes that sold for an average of $197,641. They were on the market for 116 days.
Currently there are 33 active homes listed for sale at an average asking price of $266,071. These homes have been on the market for an average of 150 days.
In addition there are 5 homes currently under contract and they have been on the market for an average of 142 days. The asking price of those homes was $250,468.
Based on the availble inventory of homes and the 3 year average of homes sold; NoDa has a one year average of homes on the market. In a balanced market (one that favors neither the seller or the buyer) the optimal balance is a six month supply. The trend is showing that the market in this area of Charlotte still favors the buyer.

Crestdale Crossing is a quaint 110 single family home subdivision located in Matthews, NC. 28105 just outside of the center of town. This quiet community was built in 2002-2003. It's families location to the highways, great schools and family like atmosphere make it a popular destination among families and empty of.
