A lot is often said that you need to make sure your home shows in it's best light. In the warmer months I always recommend to open the curtains or the blinds and let in as much natural sunlight as possible into a house. But what do you do when it is cooler outside and the sky is a little darker?
For one, if your home is equipped with a fireplace have it running. Nothing makes a home feel more warm and cozy than the feel of a fireplace. Coming in from the outside on a cool day to a warm fireplace is the ideal setting you want the potential home buyer to feel when they enter your home.
Keep the thermostat set at a comfortable level. Some people like to keep their homes cool; others like to have their homes set up very hot. I recommend keeping a home around 72 degrees when you know you have a showing coming in. It will make the home feel warm and inviting to the buyer.
Replace the light bulbs in your home with the highest wattage possible for that light fixture. There is a few reasons for this. First, you want to make sure the light bulbs are still good. There is nothing that will leave a buyer feeling unsure about a place than being able to see it. Second, you want (if possible) to have the lights on in the house when you know you have a showing scheduled. It will help offset the lack of natural light availble in the house and make the home look bright and cheery.
Another thing I recommend is to burn scented candles. Nothing to strong. Just a seasonal type of scent. It will allow the buyers to start to mentally envison themselves preparing for the holidays in the home and allows you to touch on another one of their senses in creating a lasting impression of the home.
These little things can help make sure yoru home shows in it's best light even in the dark, cold days of winter...

Home Staging..Crucial To Sell Your Home Today
If you are considering selling your house now as the spring market comes upon us there are some things you can do to help get an offer. In today's market it is not uncommon to see homes on the market for six months or longer. Not to long ago you would have to make a snap decision for fear of losing that home to someone else. Well the market conditions have changed dramatically. So what can you do to help ensure your home sells?
Stage your home properly. That probably can be the number one reason to help a home sell. With homes on the market for an average of 145 days in the Charlotte market you need something to give you an edge. To many times you are going to be competing against your neighbor for that sale.
One thing I tell ALL of my sellers. Let's go preview the other comparable homes on the market that you will be competing against. This will give you an idea of what that buyer is looking at. A lot of people think there home is ready for sale when it really may not be. It is easy for us to say you need to do this or that. However; it is much better to show them.
I recently did this for a listing I had. After previewing four other homes in the subdivision that were comparable to theirs; they agreed on what they needed to do to help make their home more marketable. I delayed putting the listing on the market to give them ample time to get the home ready. When they were done I brought my professional home stager in with me to preview the home and agreed it was time.
The home was on the market a total of 3 days and we had a showing. The agent told me they were about to make an offer on one of the other homes in the neighborhood but when she went to pull comparables up saw this was on the market.The buyers wanted to see this first.
Three hours later we had an offer.....My sellers not only got the money they wanted for the home but are closing more quickly than they anticipated. Both the sellers and the buyers are very happy with the deal.
Now, will this happen every time. Probably not. But in a market that right now swings in the buyers favor with all the available homes out there; why would you not try to give yourself every advantage?

Selling My Home...Should I Paint?
In the Charlotte market we have seen an increase in the amount of homes that are for sale due to short sale and foreclosure. Thus, someone trying to sell their home faces a tough challenge ahead of them right now. One question I get on a regular basis when I am talking with a homeowner about selling a home is what can I do to help sell my home?
One inexpensive idea I recommend to homeowners is put a fresh coat of paint on the walls of your home. Nothing brightens a home up more than fresh paint. Make sure you use neutral colors as well. A white or beige color will add freshness to any room.
When prospective buyers are touring you home they are trying to envision the home as they would decorate it. They are envisioning what the home will look like with their furniture, curtains and decor on the walls. the last thing you want is for them to be distracted by the color on the walls.
Not everyone taste is the same....Some like bright cheerful colors and others like more neutral colors. But in order to have your home stand out to buyers today it needs to be like a blank canvas that they can envision their decor on.

Home Staging in Charlotte...Is it Necessary?
If you are looking to sell your home and get the most amount of money out of it...having your home presented in it's best "light" is crucial for that. In a market where the buyer has a lot of choices today you want to make sure your home s presented in the most positive manner possible.
It does not mean you have to spend a lot of money; or in some cases any at all. In Charlotte a buyer usually has a choice of a few homes to pick from in a neighborhood. You need to make sure that your home stands out to potential buyers....
You want to make sure that you are making your home easily viewable and accenting it's postive features. I write this because recently I went through this with a home owner. Their home had been on the market prior with three different agents and even though they had showings never received an offer. The home was priced competitively for the market and the neighborhood it was in. It just did not show well to potential buyers.
i will send in a home stager to go through the house with the seller and make recommendations on little things the seller can do to ensure that the home shows out it's positive features... Sometimes it is just as simple as a rearrangement of furniture or the removal of unnecessary items from a room. Other times it might be putting a fresh coat of neutral paint on the wall.
I know that there is time and sometimes cost involved in this. But in such a competitive market for sellers you need every advantage you can get to make your home stand out from the other ones they are going to look at.
In my case, after the home stage presented the ideas to the sellers, they incorporated what she recommended. The home sold in 48 days after that and the seller received what htey were hoping to get out of the house. Will this work every time...probably not. But wouldn't you want to make sure you could get everything possible out of the house? With average days on the market in Charlotte area being over 150 days today; you need any and all advantages you can get. And one of the simplest and easiest things to do is rearrange furniture or throw some paint on the walls.
