Open Thing of the Past? This Realtor Says NO...

In my office the other day a few of us were discussing the Real Estate market and we were sharing ideas on innovative ways we are trying to get our listings shown and sold....During the course of this conversation I mentioned I beleive in and host open houses almost every weekend. I was shocked to hear that my collegues viewed this as a waste of time.

Their arguement was premised on the fact that with virtual tours and the almost unlimited photos you can put online today that noone will come to an open house. To quote one of them "it is a complete waste of time". I personally totally disagree. Do I always have great success at open houses....no. But, I do get that additional exposure and have found more than one willing, able buyer come through my open houses. Without a doubt YES. In fact I recentyl was lucky enough to not only have soemone wanting to buy come through. They bought THAT house.

I have been in sales for over 20 years. One thing I have learned over the years is no one buys something that large without touching, feeling or walking through it. So why would you not hold an open house? Would you go buy a pair of shoes of a brand you have never worn before without trying them on? probably not. Would you buy a car without test driving it? never. SO, why would you purchase the largest investment of your life without going and looking at it? You would not.

Not only that but the feedback you can receive from potential buyers about the home, layout, space can do wonders to your marketing of the home and helping your sellers position their home for a quick sale. In addtion according to the most recent National Association of Realtors over 90% of home buyers start online and half of them are not dealing with a Realtor. What better way for them to preview a home they may have interest in than through an Open House...
