Selling Your Charlotte Home Today...Pricing Is Critical

We all know the phrase that price sells anything. Well in this housing market that may be more true. Price is definitely a large factor in what people will look at and pay for a home. If your Charlotte home hs been on the market for any period of time and not sold there can be certain reasons as to why. Generally price is the number one reason.

A few things people tend to forget when pricing a home is what the market will pay for your home. This is definitely a market right now that favors the buyer. Will buyers in the Charlotte area pay what you want for your house?

Another factor that a lot of homeonwers do not look at is; will the house appraise for the amount of money I want for the house? If you price your home in a way that is higher than the comparable homes in the area becuase of staging and condition and get an offer on it; will it appraise?

During this springsummer season do you want to eliminate the amount of people looking at your home? if you are the highest price in the neighborhood your chances of getting someone to look at your home is greatly reduced and you will be helping your neighbors sell their house.

So many times recently I have seen nice homes in the Charlotte area sitting on the market. nothing wrong with the house or the condition of it...just over priced for the area or highest priced in the neighborhood. When you price a house make sure you see all the comparable homes that areboth on the market and look at the information on the ones that recently sold. This way you can see what the neighborhood is selling homes for and what buyers are willing to pay for homes.
