Market Report: University Area Charlotte, NC. July 2011

The University area of Charlotte is the area around the University of North Carolina Charlotte. Located in the northeastern end of Charlotte. A popular destination for young professionals and families. The area encompasses from Interstate 85 south to rocky river road and west to W.T. Harris Blvd and east to Cabarrus county line. All the homes in that area are within a five to ten minute ride of the University.

Below is a snapshot of how the market has fared over the past three years from July 1st through June 30th of that year:

3 years ago there were 298 homes that sold for an average of $199,189. They were on the market for an average of 50 days.

2 years ago there were 340 homes that sold for an average sale price of $157,711. They were on the market for an average of 90 days.

Last year there were 310 homes that sold for an average of $153,978. They were on the market for an average of 109 days.

Currently there are 233 homes available on the market right now and another 85 homes that are under contract pending to close.

In a stable housing market a six month supply of homes keeps the market balanced. more than that and you are in a buyer's market and less than that you are in a sellers market. based on the last 3 years the market is favoring the buyer but the number is decreasing.
