Is The Neighborhood Important In Selling/Buying Your Charlotte, NC. Home?

When sellers are looking to put their home on the market to sell and buyers are looking for a house there are other factors that have an impact on the sell ability of the house. One of the most important is the neighborhood. I read an article the other day online that shared some interesting statistics as to the importance of a neighborhood. According to a national Association of Realtors survey conducted in November 2011 67% of the respondents cited a neighborhood as the most important factor when looking for a house. That was by and far the largest single factor in their house searches. When i read the article it made me think of what I do when I go on a listing presentation and how I market a house. I tend to drive through the subdivision and neighborhood area prior to going to a house. I want to see what the neighbors are doing to their yards, how their homes are kept and what the general feel of the neighborhood is. Are there a lot of children out playing? Is it a quiet neighborhood? Do people keep their homes and yards nice and neat? These are definitely factors a home buyer looks for when searching for a house. The good news for home sellers is price is not the most important factor. In fact when my family and I moved almost three years ago once we found a house we liked we came back different times during the day to see what the neighborhood was like. My wife went online to various charlotte mommy chat sites and asked about the neighborhood looking for feedback from current and past residents. This all played a large factor into whether we would put an offer in on the house or not. A house can be priced right and be staged to show perfectly. That will attract a lot of showings. But will it generate an offer? I have had a few listings where the showings did not lead to an offer because of the neighborhood...In fact; some of the buyers agents informed me that there clients would not even go into the house because they did not like the neighborhood. In Charlotte, NC. the city and it's lying suburbs are so big that there are pockets of different neighborhoods. Some are set for old charm homes, others are set for the arts and some are generated for the young professional in mind. You have a great mix of old and new in Charlotte. Knowing where you want to live or the type of neighborhood you are looking for coupled with a Realtor in the Charlotte market that knows the area can go a long way to help you find the right house in the right area. The same can be said for selling your home. If the Realtor in the charlotte area does not know the neighborhood or area you live in well they cannot effectively market your home to the right prospective buyers. And with over 95% of all buyers looking online initially for a house; this can be a huge detriment to your ability to sell a house.
