About a month ago i had this conversation with my Broker In Charge. We were discussing the importance of the brokerage house name when it came to selling Real Estate. My statement to her was "it does not matter where you work...it matters what type of Realtor you are". She said NO.
So, the question is does it matter who the Realtor is affilaited with that you list your home with? The easy answer on this is it depends. the harder and more logical answer is not really. But why?
First, when you list a home for sale you are not hiring a company, you are hiring a Realtor. One who is suppossed to do everything they can to help you get your home sold for the most amount of money in the shortest time period. If you are looking to buy a home you are looking for a Realtor that will give you everything they got to ensure that you find the right home at the right price.
Second, you are hiring a Realtor based on their personality, compatability to you, the effort you beleive they will put forth and their skill level in getting the home sold. In addition to their marketing plan.
Now, the marketing plan can be something that some Realtors get for being a part of a certain company that other Realtors do not and do not have the financial means to purchase any other way. That can make a difference in the Realtor.
A company can make a difference in regards to what some Realtors can offer and cannot offer. I work for a progressive company that offers a lot of the latest technology availble to me at no or a minimal charge. Some of the latest technology being offered can and does make a difference in my abilities to get a home sold or help a buyer find a home.
But my question is that if you have a Realtor who does not use the technology availble to them or does not put in the effort to help you get your home sold or find a home then does it matter?
My answer is that it really does not matter who the brokerage house is as much as it matters who the Realtor is. I can give a Realtor the best toools and equipment to use and if they do not use them what good is it? On the other hand I can throw a Realtor out into the water and tell him to swim and if her survives then he is doing everything they can to ensure a home is sold and a buyer finds the right house.
So, the optimal situation is to find a Realtor who not only is affilaited with a brokerage house that uses the latest technology; but to make sure they are using it as well...But are you hiring a Realtor based on where they work or who they are or a combination?

Very good points Dave. A company brand can be a powerful tool but only if the agent takes advantage of all the tools and systems available to them. In other words, a company can provide you with a great marketing presentation for your listing appointment with the seller but if the agent doesn't use it or does not know how to deliver the message effectively, it doesn't matter what company you are with. That's why education, training, and practice, practice, practice are key in being able to fully take advantage of the great tools a larger firm might provide, but if I am a tech savvy agent, I can provide those tools no matter what because I have a business plan in place & I have made the investment in these tools.
